What to know before buying a country property in Dufferin County

Country property in Dufferin County means estate homes, farms and rural lots, often with a longer drive to the nearest store. The right property depends on how much land you want, how the home is heated and watered, and how far you are willing to drive. Here is what to weigh before you start looking.

Pick the area first

The county has different kinds of rural land. Mono sits on higher ground, wrapped in rolling tree-covered hills, with rural estate homes and working farms around Mono Centre, Hockley Village and Camilla. Mulmur is a rural township in the northern corner of the county, where the Niagara Escarpment rises into farms, forest and larger rural lots. Both areas have far fewer subdivisions than town, so the choice comes down to the landscape you want and the drive you can live with.

Compare the two in more detail on our Mono real estate and Mulmur real estate pages.

Check the water and septic

Ask whether the home runs on a well and septic system rather than municipal water and sewer. Ask for the age and condition of both systems, when the well water was last tested, and when the septic was last pumped or inspected. Have a qualified inspector look at both before you make an offer you cannot back out of.

Look up the conservation authority

Mono falls under two conservation authorities, the Grand River Conservation Authority and the Nottawasaga Conservation Authority. Find out which one covers the property you are considering. Their rules can affect what you can build or change on land near streams, creeks and wetlands, and that matters a great deal when you are buying acreage.

Think about the drive and the schools

In Mono, schooling is served by the Upper Grand District School Board, with secondary students typically attending schools in nearby Orangeville or Caledon. Shopping, schools and everyday services for Mulmur are a short drive away in Shelburne and Orangeville. Orangeville is the county seat, and it is where many rural residents go for services. Think about your commute, the school run and how often you will want to be in town in winter.

Plan the budget

Estate homes on one or more acres in Mono often range from $1 million to $3 million or more, depending on land, views and outbuildings. Smaller country homes and vacant land parcels offer entry points below that level. Run the numbers with our mortgage calculator, estimate the land transfer tax with our land transfer tax calculator, and get pre-approved before you start making offers.
