Why buyers choose it

Living in Grand Valley

Grand Valley began as a farming village within the old township of East Luther and has grown into a small town that still feels rooted in the countryside. In 1995 it amalgamated to become East Luther Grand Valley, and in 2012 the name was shortened to the Town of Grand Valley. Today it offers a compact downtown along Main Street, newer residential subdivisions on the edges of town, and surrounding farmland that includes part of the Luther Marsh and the upper reaches of the Grand River.

The housing market tends to be one of the more affordable options in Dufferin County. Detached homes and new builds in Grand Valley commonly range from the mid $600,000s to the high $900,000s, while larger properties on acreage and rural estate homes can reach $1 million or more. That price advantage has made the town popular with first-time buyers, young families and commuters who work in Orangeville, Alliston, Brampton or the western GTA but want to keep their housing budget under control.

Schools are served by the Upper Grand District School Board, with Grand Valley & District Public School in town and secondary students attending schools in neighbouring communities. Amenities include the Grand Valley Community Centre and Arena, the public library, local shops and restaurants along Main Street, and easy access to outdoor recreation at the Luther Marsh Wildlife Management Area and along the Grand Valley Trail.

Buyers choose Grand Valley for value, community and location. The town is close enough to major centres for commuting, yet small enough that neighbours know one another and local events still matter. Annual gatherings, the agricultural fair atmosphere and river access all add to the quality of life. Whether you want a brand-new subdivision home, a rural property with space for a workshop or hobby farm, or a starter home with room to grow, Grand Valley delivers small-town living with practical upside.

More about GRAND VALLEY

This township has been growing exponentially over the years, with several new builders and subdivisions emerging due to high demands of commuters preferring its housing prices in comparison to the city. Grand Valley is located close to Alliston, Barrie, Brampton, Guelph, Kitchener, Orangeville, Waterloo and the Greater Toronto area via quick access to major highways. However, Grand Valley is still considered a rural farming area and includes part of the Luther Marsh and Grand River.
